Belchertown records 18 property transfers in four-week span, most sale prices undisclosed

Hampshire County Registry of Deeds recorded 18 Belchertown property transfers between July 10 and Aug. 8, but only five listed a sale price, ranging from $30,000 to $4,829,470, with a median of $178,369 among disclosed sales. The month's top transaction, 281 Chauncey Walker St. for $4,829,470, moved from Pine Valley Plantation Cooperative Corp. to Massachusetts Clean Water Trust. Four of the five priced sales named a bank as buyer, a pattern typical of foreclosure-related deeds. Several other transfers, including three on North Main Street, moved property within the same family or into a trust rather than to a new buyer. With 13 of 18 deeds carrying no disclosed price, the data offers only a partial picture of the month's market.
