Bank Buyers Account For Most Of Belchertown's Disclosed Home Sales This Period

BELCHERTOWN -- Sixteen properties changed hands in Belchertown between June 26 and July 25, according to deeds recorded at the Hampshire County Registry of Deeds. Of the seven sales with a disclosed price, six listed a bank or mortgage company as the buyer.

MARKET OVERVIEW Belchertown recorded 16 property transfers during the period, of which seven included a disclosed sale price. Prices for those seven ranged from $80,000 to $735,000, with a median of $310,000. The raw count of 16 recorded deeds suggests a moderate pace of transactions for the month, though the low rate of price disclosure -- fewer than half of all filings -- limits a fuller read on where the market stands.

TOP SALES The period's highest-priced sale was 17 Sunny Crest Lane, which sold for $735,000 on June 29. The seller was listed as Marilyn L. Champagne, trustee of the Marilyn L. Champagne Revocable Trust; the buyers were Stefan Audet and a party identified as Ivory.

At 181 Warner Street, the property sold for $492,000 on June 26. Rebekah Diky was the seller; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

113 Spring Hill Road sold for $388,000 on June 29. Elaine Everett and Cassandra Patterson were the sellers; Westfield Bank was the buyer.

508 Amherst Road sold for $310,000 on June 29, matching the period's median price. Hoon Song was the seller; the buyer was Greenfield Savings Bank.
